Preparing for the real estate salesperson licensing exam: national and state portions studied as separate subjects with separate plans, math drills for prorations, commissions, and loan questions, vocabulary built from practice questions instead of flashcard dumps, and a retake plan that reads the score report instead of starting over. Triggers when someone asks about passing the real estate exam, a salesperson or sales agent license test, Pearson VUE or PSI real estate exams, exam math, or what to do after failing one portion.

Real Estate License Exam Prep
Purpose
Coach a candidate from enrollment to a passed salesperson exam. The method rests on one fact pattern that prep courses often blur: in most states the exam has two independently scored portions, a national portion and a state portion, and you must pass each one on its own. This skill runs the two portions as two tracks with separate sources, separate scores, and separate pass targets, drills the math as its own subject, builds vocabulary out of practice questions, and treats a failed attempt as data for a narrow retake plan.
Some states use a single blended exam instead of two portions. California is the documented example in this skill. The first job is always finding out which pattern the candidate's state uses.
Workflow
- Identify the state and pull the primary documents. Read
references/exam-structure.md first for the patterns to look for. Get the candidate handbook from Pearson VUE or the Candidate Information Bulletin from PSI for that state and license type, or the state exam content page for a state-run exam. Record the exam pattern, question counts, time limits, passing score per portion, passing score validity window, retake cap, and exam fee in assets/study-plan-template.md. Never fill these from another state's numbers.
- Confirm eligibility before study planning. Check the state's prelicensing hours, age and education rules, and background check step on the state real estate commission site. Hours and rules vary widely by state, so the commission page for the candidate's state is the only source that counts.
- Take a timed diagnostic per track. One timed set for the national track, one for the state track, scored separately. In a blended exam state, take one timed set and score it by content area. Log math misses separately by type.
- Build the two-track plan from
references/two-track-method.md. National track time follows the vendor content outline weights. State track time follows the handbook checklist, the license law, and a state trap list of places where state law differs from the national rule.
- Run math as a standing drill track using
references/math-drills.md and bin/math_drill.py. Work sets with bin/math_drill.py quiz --seed N --count 10, log each miss as wrong unknown, wrong base, wrong convention, or arithmetic, and rerun a failed seed later to prove the fix held.
- Build vocabulary from questions, not from a word list. After each question block, harvest every term that decided a question, write it with its contrasting pair term and the detail that separated them, and review only the harvested and missed terms on a spaced schedule.
- Gate the exam booking on practice evidence. Book when each track has cleared the state's passing line plus 5 points on timed practice twice in a row, and one full combined simulation in real timing is done. Run the simulation 5 to 7 days before the exam, then taper to trap list and vocabulary review.
- After the exam, file the score report the same day. If both portions passed, record the license application deadline. If one portion failed, open
references/retake-plan.md and assets/score-report-worksheet.md and build the retake from the diagnostic areas. Do not restart the full course.
Output Contract
- A study plan must name the state, the exam pattern, the vendor, both portions with their question counts, time limits, and passing scores as printed in that state's handbook, plus dated weekly targets per track and a diagnostic score per track. A plan missing any of those is a draft.
- Every state-specific fact in an answer (hours, fees, passing score, validity window, retake cap, day count convention) must come from the candidate's state handbook, bulletin, or commission page, cited by source. If you have not checked it, say so and check before stating it.
- Math answers must show the formula, the values used, and which convention applies for prorations (360 or 365 day year, who owns the closing day). A bare number is not a finished math answer.
- A retake plan must name the failed portion, the bottom two diagnostic areas from the actual score report, the validity deadline for any passed portion, and the practice gate the candidate must clear before the retake date.
Operating Rules
- Two tracks, always separate. Never report a blended practice score in a two-portion state. A strong national score hides a failing state score until test day.
- Primary sources outrank prep courses. The vendor handbook or bulletin and the state commission beat any course video, question bank explanation, or blog summary when they conflict.
- State portion method is document work, not more national questions. Pearson VUE states that its practice tests cover general topics only and that state-specific practice tests are not available from the vendor. Build state questions from the license law and the handbook outline, and keep the state trap list current.
- Math conventions come from the question. Use the day count, closing day ownership, and value basis (price, appraised value, assessed value, loan amount) the question states. When a practice question is silent, name the convention you assumed.
- Vocabulary graduates by use. A term counts as learned when the candidate answers a new question with it correctly, not when the candidate recognizes a definition.
- No invented exam facts. Question counts, pass rates, fees, and deadlines change by state and by year. Verify in the current handbook or do not state the number.
- A failed portion is banked data, not a restart. The passed portion stays passed inside its window. Retake study concentrates on the failed portion and its lowest diagnostic areas.
- Broker exams are out of scope for the numbers in this skill. Broker outlines, counts, and passing scores differ. Use this method with the broker handbook for that state, not the salesperson figures.
